Manor house. Late C16, but incorporating some earlier C16 work
in the E wing. For Richard Watkins (RCHME). Coursed and
squared stone with Portland ashlar dressings, slate roofs,
with some stone slate to eaves courses.
PLAN: a long principal range in one-room depth is set gable to
the road, and the W front adjoins the churchyard to the Church
of St Ann (qv). The full-height porch on the E side is
balanced by a similar stair turret on the churchyard side, and
the earlier wing projects immediately adjacent to the porch.
The original layout seems to have been to an L-plan, with a
cross passage to the stair turret, and hall to the left, and
kitchens with service range to the right of the porch.
EXTERIOR: in 3 storeys, most windows are recessed
hollow-chamfer moulded mullion stone casements, mainly with
stopped labels. The entrance front has 2 coped gables to the
left, with 3- over 4- over 5-light windows to each; the porch
has 2-light at each level, and on the E side a doorway with
4-centred head and moulded stopped surround, under a pediment,
with an inverted shield carrying the initials RW. The opening
has a pair of iron gates, backed by plate glass. The inner
doorway is similar, without the pediment, over a wide plank
door on strap hinges; to its right, in the corner, is a small
rectangular 'squint' window.
The earlier gabled range to the right of the porch is in 2
storeys and attic with a 2-light casement without labels at
ground and first floors. The gable has a stack, and a flush
2-light leaded casement, without mullion, to the attic, above
a replica 2-light. The rear wall has a 3-light wooden leaded
casement above a 2-light (formerly 3) and a C20 glazed door.
The main range continues, with one original and one
replacement 2-light with mullion and leading. Attached to this
end is a lower slated service range. The gable end to the road
has an external stack, and one small rectangular light at
first floor.
The churchyard front has a 2-window range, with 3-light
casements, to the left of the stair tower, which has 2-light
windows to the ground and second floors, the latter without
label; there is a small stair light on the N side, and to the
S a wide blocked doorway with flat 4-centred head and stopped
moulded jambs, containing an inserted 2-light window. To the

right is a large projecting stepped stack, tied to the main
roof slope with a slated roof, and with a projecting unit,
similar to a bread oven, to its right; to left and right are
2-light casements at ground and first floors. There are
further stacks to the W gable and to the W of the cross
passage; all are in Portland ashlar with small moulded
cappings. Gables have saddle-back copings, with finials on the
entrance front, and to corbelled kneelers at the porch.
INTERIOR: not available for inspection, but RCHME refers to a
stone newel staircase, and a blocked hall fireplace retaining
a 4-centred head. The parlour, originally beyond the hall, is
now incorporated with it in one large room.
