Shop with accommodation over. c1806, altered late C20. Building probably supervised by City Architect, John Palmer, but to earlier (c1791) elevations by Thomas Baldwin.
MATERIALS: Limestone ashlar with Welsh slate roof, largely hidden from street.
PLAN: Single depth plan, back-to-back with No.23 Union Street, redeveloped.
EXTERIOR: Three storeys and attic, three windows, all late C19 plain sashes in plain reveals, central one on upper floor blind. Late C20 shopfront. Cornice, parapet.
INTERIOR: Ground floor retains nothing of interest, interior otherwise not seen.
HISTORY: Undertaken as part of the scheme of improvement for the City centre following the Bath Improvement Act of 1789. Union Passage is a street line known to survive from the Saxon period; previously Cox Lane, it is shown on Smith's Map of 1588.
