Circa 1850. 2-storey asymmetrical gabled house with Tudor gothic detailing. Pink stugged sandstone ashlar with paler ashlar dressings. Base course. Stone-finialled gables with kneelered skewputts; tabbed, chamferred window surrounds, long and short quoins.
W (YORK ROAD) ELEVATION: entrance in slightly advanced narrow gabled bay to right, stop-chamfered at ground floor corners; timber door and 3-light fanlight with small-pane leaded glass in cusped timber frame, in chamferred Tudor-arched surround; roll-moulded band dividing ground and 1st floor; blank rectangular panel in roll-moulded surround above door; narrow window in chamferred shouldered surround to 1st floor. Projecting 2-light window with stone mullion, carved heraldic device, castellated parapet and dividing band to ground floor; single window to 1st floor and quatrefoil device in gable. Single storey bay to left with lean-to roof.
S ELEVATION: single storey castellated bay to left with curved-roofed glazed conservatory to 1st floor. Advanced gabled bay to right with arrow-slit window in gable.
Predominantly small-pane glazing above, plate glass below in timber sash and case windows. Graded grey slates. Rebuilt concrete-faced stacks; decorative octagonal cans.
BOUNDARY WALL AND GATEPIERS: low, coped, squared and snecked stugged ashlar wall; tall ashlar gatepiers with chamferred corners and pyramidal caps.
No 12 York Road (St Andrew's Lodge) and No 5 Boswall Road (Oakleigh) are built to the same design as York Lodge, perhaps by a local builder. St Andrew's Lodge has a later concrete-faced canted bay and a pitched-roofed wooden conservatory; Oakleigh a modern conservatory. The form and survival of the conservatory at 14 York Road are exceptional.
