Description

TQ 25 NE BANSTEAD GARRATTS LANE (south side) 4/101 No 19 (Little Garratts) GV II House. C18 and mid C19, altered mid late C19 and late C20. Painted brick; tile-hanging with bands of fishscale tiles. Plain tile and Welsh slate roofs. L-shaped plan. 2-storey 3-bay mid-C19 front range with earlier wing to rear left and parallel mid-C19 range to rear right. Entrance elevation: main range symmetrical with side outshut on right. Central Tudor-arched half-glazed door in gabled architrave with lancet-shaped side recesses, fronted by formerly open (now glazed) gabled porch which has fishscale tiles to gable, cusped barge boards and plain tile roof. Cross windows in reveals with projecting sills, those on 1st floor rising through eaves under gables which are treated as porch gable and have spade-shaped finials. Door and windows have honeycomb-patterned glazing bars. Inserted narrow leaded window to ground floor right. Ramped parapet at either end with stone coping. Welsh slate roof. 2 stacks to rear. Side outshut has late C20 pvc window with a small 4-pane window to its left. Rear: one 1st-floor window as front. Wing has side outshut with late C20 door and stack and mid-late C19 pointed-arched window surround with hoodmould (C20 window). Left return: front range has a segmental-arched window on each floor and a similar blind, opening on each floor to left where front range links to wing. Wing: altered mid-late C19 when converted to gymnasium, and late C20; now has gabled porch with C20 door, a C20 pvc window either side, a continuous C19 mullioned window below eaves, one C20 dormer and a skylight; plain tile roof, hipped at left end. Interior not inspected, but front range has a central straight-flight stair with stick balusters and wing is reported to contain original rafters and wall plate.
