Two houses, mid C19.

EXTERIOR: Red brick front. Sides and rear nodular flint with red brick dressings. Hipped modern tile roof. Red brick stack. 2 storeys. Sashes with glazing bars. 2 doors with oblong fanlights. Both houses have single-storey lean-to extensions, each with 1 range of casements.

INTERIOR: Not inspected.

REASONS FOR DESIGNATION: Nos 23 & 24 Prospect Place, Epsom, are listed for the following principal reasons:
* Architectural: a good surviving example of mid-C19 vernacular architecture
* Group value: somewhat diminished in Prospect Place since the demolition of a row of early to mid C19 houses, nos 1-13 (odd), and the C18 Rose Cottage, but an association nonetheless with the extant former Bugby Chapel (C18; Grade II).
