House, formerly a farmhouse. Late C16 or early C17, extended in C19 and C20.
MATERIALS: Original house is timber framed with painted brick infill; C19 extension in lightweight timber framing with brick infill; C20 extensions brick with render finish. Clay tile roofs.
PLAN: Original house, aligned NW-SE, is 2 storeys high, comprising a single bay hall and slightly projecting cross wing on the NW end. Evidence of former smoke bay between junction of hall and cross wing; later chimney stack at SE end of hall. C20 lean-to extension on SE side. C19 and C20 extensions continue SW on line of cross wing. C20 gabled porch on front (NE) elevation. These C20 extensions are not of special interest.
EXTERIOR: Earliest part of the house has exposed square timber framing. Almost complete set of carpenter's marks survive on framing of cross-wing. Cill beam replaced by brick plinth. ll windows are C20 casements with diamond-leaded panes. Pitched roofs; C20 gable on E side. C19 or later catslide roof to SE; C20 porch and gable on NE side.
INTERIOR: Ground floor hall and cross wing are now one living room. Hall has spine beam bearing exposed joists. Cross wing has exposed wall timbers and is ceiled apart from exposed transverse beam which is chamfered with ogee stops, supported on jowelled post at NW end. Junction between hall and cross wing separated by short bay, indicating position of former smoke bay. Bressumer across NW side of this bay has upward curve with deep chamfer behind bearing signs of charring, indicating that hearth opened, somewhat unusually, into the cross wing rather than the hall. Straight-flight stair to upper floor on NW side of cross wing. Upper floor has two rooms with some exposed framing and old plaster. Queen-strut roof with side purlins, ceiled above collar and purlin level. Evidence of position of smoke bay at NW end of hall is given by presence of stave holes on underside of collar, and remains of a partition of riven struts on right-hand side. Roofspace not inspected, but is known to contain early rafters and further evidence of smoke bay.

SUMMARY OF IMPORTANCE: Of special interest as a C16 or early C17 house retaining substantial timber framing and a clearly legible internal plan form. It also has interest for surviving evidence of a smoke-bay at all levels. C20 extensions are not of special interest.
