Post 1856. 2-storey, T-plan gabled, lodge-style house. Squared and snecked whinstone with contrasting long and short work ashlar quoins, window and door margins and chamfered arrises. Deeply overhanging eaves with scrolled barge board to gables.
W (MAIN) ELEVATION: panelled door in recessed bay to left with stone bracketed cornice and block pediment: partially blocked window opening in advanced bay and small window above at centre; modern patio door on right return and window to right.
S ELEVATION: modern conservatory at ground concealing door to left with small window above at centre.
N ELEVATION: door at ground right, window to left with small window above at centre.
Modern glazing throughout. Graded grey slates. Coped ashlar stacks to N and S, paired diamond aligned stacks to W.
Standing at the entrance to the area known as Prinlaws, the scrolled barge boarding which distinguishes the property, reflects that on the Church Hall also built by the owners of the Prinlaws Mills. Likewise, diamond aligned stacks can also be seen on the Prinlaws Public House. The style of the house is similar to that used by Burn and Bryce; see the East Lodge to Archerfield, Dirleton.
