Later to late 19th century. 2-storey, 3-bay villa with single storey wing to rear. Stugged squared and snecked rubble with contrasting droved quoins and dressings. Base course and moulded eaves gutter. Segmental-headed windows to 1st floor S and dormerheaded windows. Stop-chamfered arrises, stone transoms and mullions.
S (PRINCIPAL) ELEVATION: centre bay with advanced doorcase in re-entrant angle, engaged colonnettes with decorative capitals and ropework-moulded doorhead below cornice and deep blocking course, deep-set panelled timber door and plate glass fanlight; bipartite window to right and 2 windows at 1st floor with heads just breaking eaves into gabled dormerheads with circular moulding in gablehead. Advanced gabled bay to left with canted tripartite window, cornice and blocking course at ground, bipartite window above and decorative panel in finialled gablehead.
E (DUNNIKIER ROAD) ELEVATION: blank gable to left with window at 1st floor centre and pedimented window (as above) in bay to right.
N (PATTERSON STREET) ELEVATION: asymmetrical fenestration to piend-roofed single storey wing projecting at ground; recessed face above with blank outer bays flanking centre gable with 4-light transomed stair window to left and further window to right.
W ELEVATION: advanced gable to left with tripartite window at ground and bipartite window above, moulded panel in gablehead; bipartite window to right of centre with pedimented window (as above) at 1st floor, further window to left.
Plate glass glazing in timber sash and case windows. Graded grey slates and red ridge tiles. Moulded and coped ashlar stacks with full complement of cans; ashlar-coped skews with gablet skewputts and cast-iron downpipes with decorative rainwater hoppers.
INTERIOR: decorative plasterwork cornices. Timber staircase with fine decorative newel post finials; coloured glass to stair window. Rest of interior not seen 1997.
BOUNDARY WALLS: coped rubble boundary walls.
