1899. Red brick, hipped tiled roof curved to eaves. Paired chimney stacks joined by arches. Long dormer rank in roof. Wide eaves soffit with modillions and dentil cornice below. Two storeys (and dormers) five windows, first floor two-light, mullions and transom with leaded glazing and stucco dressings. Brick string course below sill height. Ground floor, two windows of six lights each flanking centre door with fanlight and Tudor arch. At rear, sexagonal brick boilerhouse chimney rises from square plinth. Top of chimney has wide stuccoed cornice with band of blind arcading below.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
