Pair of semi-detached villas and attached railings. c1820-32. Stucco over brick with hipped slate roof, central ridge stucco stack; cast-and wrought-iron porches, balconies and railings. Double depth plan with side stairways and ranges to rear. EXTERIOR: 2 storeys on basement with attics, 4 first-floor windows with 2-storey, single-bay entrance ranges set back to sides. Stucco detailing includes plinth, pilasters with sunk panels through ground and first floors to ends and centre of main range which interrupts tooled first-floor band and frieze, long panel over 2 first-floor windows to main range of each house. 6/6 sashes throughout, with 6/6 and 8/8 sashes to basement, all in plain reveals and with sills. Attic roof dormers have 2/2 sashes and round-arched casement windows. End entrances, flights of roll-edged steps to 6-fielded-panel doors with fanlight with Gothic glazing bars at left and overlight with margin-lights and lozenge motif at right. Main range has wide eaves. Entrance ranges have low parapets with copings. Rear: No.12 has 2-storey bow. INTERIOR: noted as having retained original joinery including panelled shutters. SUBSIDIARY FEATURES: area railings have scrolled lozenge motif. Ground floor has individual balconies with web motif. Porches have lozenge scrolls to uprights and openwork friezes. Arrowhead railings to sides of steps with bars and dogbars and urn finials. HISTORICAL NOTE: Park Place was developed by 1832. Forms a group with Nos 4 and 6 (qv) and abuts Nos 8 and 10 (qv).
