Shop with flats over. Completed 1791 with late C19 and C20 alterations. By John Palmer, built by Henry Street.
MATRIALS: Limestone ashlar to front, render to rear, parapeted mansard roof, Welsh slate to front, artificial slate to rear, with coped gable wall to right with ashlar stack with some early clay pots shared with No.1 St James's Street (qv).
EXTERIOR: Three storeys and attic, single bay three-window range. Wedge shaped plan narrowing to right at rear with rear elevation at two different angles. First floor has three grouped plate glass horned sashes, to left and right narrower, in plain reveals, first floor has three similar windows with stone sills. Ground floor has late C19 timber shopfront with three-light timber window with V-section mullions and inserted transom with moulded sill and C20 tiles to stallriser, half-glazed door to left with single beaded panel has single pane overlight, door giving access to upper floors to far left six-panel with reeded and moulded and fielded panels and single-pane overlight, all in surround with four panelled pilasters flanking doors and to right, with console brackets flanking frieze, modillion cornice. Double dormer with plate glass sashes. Weathered sill band to first floor continuous with Nos 1 and 3 St James's Street (qv), moulded eaves cornice and coped parapet also continuous. Rear elevation has early six/six sash and nine-pane fixed light to right and C20 single storey timber extension, to left small C19 two/two sash with moulded timber architrave and timber sill and small C20 window to right. Plate glass sash in mansard.
INTERIOR: Not inspected.
HISTORY: Part of incomplete St James's Square development on land leased by Fielder, King, Hewlett and Broom from Sir Peter Rivers Gay, Lord of the Manor of Walcot, dated 25 March 1790; St James's Street forms one of the four diagonal approaches to St James's Square which together exemplify the application of Picturesque principles to town planning. Nos 1, 2 and 3 built by Henry Street: the underlease was granted to Henry Street 14 March 1791 for 96 years from 24 June 1790.
