Description

Circa 1880. 4-storey and attic corner tenement with shops at ground floor. Cream sandstone, stugged ashlar front and N elevation with polished dressings (ground floor painted), squared and snecked rubble to rear. Continuous cornice above ground floor; cill course at 2nd floor; eaves cornice; raised margins circling over lintel at 1st and 2nd floor windows; ashlar mullions; round-headed single dormers.

E (MORNINGSIDE ROAD) ELEVATION: 5-bay including curved corner bay to outer right. Shopfronts at ground floor much altered (No 22 replacement shopfront), No 26 remains of original front with stop-chamfered reveals and columnar mullion with carved capital partly obscured by modern fascia; replacement door to common doorway at No 24. Curved corner bay to outer right with stop-chamfered doorway; bipartite windows to all floors above, 1st and 2nd floor slightly recessed, cill band course at 2nd floor, bipartite pilastered and pedimented dormer window flanked by short ashlar balustrades and wallhead stacks above, conical finialled roof behind. Bipartite windows to outer left. Single windows to remaining bays. Wallhead stack to centre. 3 dormers.

N ELEVATION: broad single bay; small secondary door and 2 rectangular shop windows at ground floor; single windows above; bipartite dormer flanked by wallhead stacks.

W (REAR) ELEVATION: single windows; broad wallhead stack to centre; 4 dormers.

Timber sash and case windows, plate glass glazing to front, to rear some 8-pane, some replacement windows. Slate roof (mansard to rear) with metal flashings; 5 wallhead stacks (mostly rebuilt and rendered). INTERIOR: not seen 1992.
