Circa 1785; mid 19th century alterations. 3-storey basement and attic, 3-bay former terraced classical house. Cleaned droved ashlar Craigleith sandstone. Polished V-jointed rustication at ground; tripartite pilastered doorpiece with fluted frieze to left; flush panelled door with large plate glass fanlight and Edinburgh handle. 1st floor cill course subsequently broken by lowering cills. Cill course. Pair of small piend-roofed dormers, set into roof.
Coursed rubble rear elevation built out in 19th century.
Timber sash and case plate glass windows; 12-pane to dormers. Grey slates; ashlar coped (lead covered) mutual skews; dressed stone mutual stacks, reduced to W.
INTERIOR: thoroughly and plainly refurbished in 19th century. Now an office and joined on every floor with No 22.
RAILINGS: late 19th century cast-iron railings en suite with those at No 22.
Forms a single office with No 22 (see separate listing). A significant surviving part of the original fabric of Edinburgh?s New Town, one of the most important and best preserved examples of urban planning in Britain; Queen Street was built to take advantage of the northern views, and has survived remarkably unaltered to this day.
