Built by 1780; earlier 19th century shops. 3-storey and attic, 3-bay. Rubble; dry-dashed and painted at ground. 2 shopfronts with very simple pilasters at ground; common stair door to right. 2nd floor windows hard under eaves. Bipartite dormer at centre flanked by single dormers. 2-bay return gable with single bay wing to N.
Timber 12-pane timber sash and case windows. Ashlar coped skews; rebuilt and rendered stack; grey slates.
INTERIOR: not seen 1995.
No 77 provides access to the upper floors of No 20-22 Frederick Street (see separate listing), and the block is A grouped with that building and 85-105 (odd nos) Rose Street as as a significant surviving part of the original fabric of Edinburgh's New Town, one of the most important and best preserved examples of urban planning in Britain.
