Villa, now offices. c1833 with later additions and
alterations. Probably by James Morgan. Pinkish-brown brick
with painted stucco facades, scored in imitation of ashlar
with Welsh slate roof and cast-iron verandah.
EXTERIOR: 2 storeys with basement, 2 first-floor windows,
range set back to left of 2 lower storeys, 1 first-floor
window and further single-storey, single-window range.
First floor has two 8/8 sashes in plain reveals and tooled
architraves with sills. Ground floor has canted bay to left
with 2/2 between 1/1 sashes with horns and cornice; 6/6 sash
with margin-lights in tooled architrave. Concealed basement.
Decorative bargeboards to eaves. Hipped roof.
Right return: first floor has two 6/6 sashes with
margin-lights in plain reveals, tooled architraves and sills,
with blind boxes. Ground floor: to left, 6-pane French windows
with margin-lights and overlight with sidelights. Entrance to
right a part-glazed, 5-panel door with overlight in plain
reveals and with tooled architrave. Continuous verandah to
ground floor has scrolled uprights and frieze with glazed
roof.
Rear range has two 8/8 sashes and a 6/6 sash in plain reveals.
INTERIOR: not inspected.
HISTORICAL NOTE: John Nash and James Morgan both provided
designs for small villas in Holly Walk and Newbold Street.
Holly Walk was laid out c1833, part of the grounds of Newbold
Comyn, owned by Reverend Edward Willes who commissioned
designs from P.F.Robinson, John Nash and James Morgan for the
development of his estate. It became a public thoroughfare
early in the 1820s.
Occupies a corner site and forms an architectural group with
No.2 Newbold Street and Nos 10-38 (even) Hamilton Terrace
(qqv).
