Description:

Early 19th century former hotel L- plan building on the corner of Bath Street and Bath Street Lane with later alterations and additions, and converted to flats around 2003. Two storey with attic, five bay (originally four bay with later bay added to right, slightly set back) classically-detailed. Painted polished ashlar, channelled to ground of all bays except the outer right where it is rendered. Harled side elevation rear elevation in lined render with droved ashlar quoins. Base course, band course between ground and first floor, cill course at first floor, mutuled cornice, blocking course. Windows at first floor architraved except to outer right.

Northwest (principal) elevation: four steps to each deep-set, panelled door in first and fourth bays. Broad, curved ashlar ingoes to outer left, architraved and corniced doorpiece and panelled frieze. Curvilinear gable at wallhead of two bays at outer left, bipartite window in gablehead with moulded cill course. Plate glass rectangular fanlight and window at first floor above door in fourth bay. Doric columned porch with mutuled cornice. Doric pilasters between each bay at first floor.

Plate glass timber sash and case windows. Grey slate mansard roof and pedimented dormer windows in three outer right bays of northwest elevation. Central dormer window is bipartite. Ashlar coped chimney stacks on right side elevation and between third and fourth bays; gablehead stack in between first and second bays, droved ashlar shouldered wallhead stack and harled, coped and shouldered wallhead stack to northeast side elevation; cream brick chimney stack to rear.

Interior: not seen in 1994.

Statement of Special Interest:

A building is shown on this site on Wood's map. Sutter's map is clearer and names the building the Commercial Hotel. The town council moved from No 1 Brighton Place to using one or two rooms (the Forsyth Rooms) in the Royal Hotel for their meetings, in around 1835 (Baird, p. 373-374).

The building was converted into flats around 2003.

Statutory address amended and listed building record revised in 2019. Previously listed as '3 Bath Street Royal Hotel'.
