Earlier 19th century. Gabled, rectangular-plan mill barn with classical detailing. Rubble with harl; sandstone margins and dressings.
MAIN ELEVATION: gable; blind Venetian window at ground, blocked window above.
SIDE ELEVATION: hoist door under eaves at centre; door to right, small window to outer right.
SIDE ELEVATION: boarded door off-centre to right; flanking blocked windows; low single storey wing to outer left, corrugated iron roof.
Graded grey slate roof, lead flashings; ashlar coping to skews; 2-pane cast-iron rooflight.
The building is known on the 1st edition map. It is part of Luss Estates and sits close to the main road. The stream runs by the rear gable and the bridge to the E is listed separately.
