House on site sloping downhill to the south. 1792 with C19 and C20 alterations.
MATERIALS: Painted ashlar and rubblestone 1792 front range and limestone rubble to rear range on Sion Hill, four slate roofs with moulded stacks.
EXTERIOR: Two storeys, four-window front; two rooms wide and three rooms deep with 1971 single storey north-west wing. Coped parapet encircles building apart from north east side of rubblestone range. 1792 south entrance front has returned cornice and platband, cornice interrupted to centre moulding curves inwards to opening for rainwater downpipe. Doorcase to left-of-centre with raised and fielded six-panel door and three-pane overlight, flanked by Tuscan pilasters supporting open pediment that cuts through the plat-band. Paired late C19 plate glass sash windows, those to left of first floor are blind, original six/six-pane sashes to ground floor. West garden front has continuation of cornice and platband round wide, full height canted bay with pointed hipped roof, window openings appear to have been narrowed. To first floor centre plate glass sash and rear range to left which ashlar faced and set slightly back, has six/six-pane sash window. C20 windows to ground floor left. Right return in Sion Hill has six/six-pane sash stair window.
INTERIOR: Features include a cantilevered, open string stone staircase with stick balusters and swept mahogany rail; enclosed attic stairs in older block have canvas covering to timber framed wall. Small room to first floor has simple cornice, dado rail and stone surround to cast iron Bath grate. six-panel doors have mouldings to panels only on sides facing into rooms, door to ground floor right room hinged at centre. Room behind has fireplace, probably repositioned, with white marble surround and compo frieze.
HISTORY: The date of construction, 1792, is derived from the deeds. There may have been an earlier cottage in the north-east corner of the site which was subsequently enlarged. In 1852 it was known as Laurel Cottage.
