Nine terrace houses. 1817.
MATERIALS: Limestone ashlar, concrete tile, except No.5 with asbestos cement slate. Long consistent terrace with double roof to central valley, centre and each end stepped forward very slightly (approx 100mm). Set across steep slope generating extra storey to rear, and attached left No.21 Lyncombe Hill (qv), complemented by Nos 12 to 16 (qv), set at right angles at east end of open square.
EXTERIOR: Three storeys and basement, varied one and two-window fronts. All with sash windows and with entrance to right, usually early panelled door with decorative fanlight in plat surround with keystone. No.3 has a six-pane and small plain at second floor, large twelve-pane plus margin panes at first floor, with iron flower guard, same at ground floor, and basement sash in railed area. No.4 has six-pane plus small plain sash paired to blind panel, over sixteen-pane and blind light, above sixteen-pane and door, with railed area, and glazed laylight to basement. No.5 has plain sashes, at ground and first floors with flower guard, and laylight to basement. Nos 6 and 7 have six-pane and plain sash over twelve-pane plus margin panes at ground and first floors, with railed basement area, but No.7 has flower guards to first and second floors. No.8 has six-pane and small sash plus blind light above four-pane at first and ground floors, and railed area to basement, and No.9 similar, but with twelve-pane and margin panes to ground and first floors, these two each have flower guard to first floor. No.10 has six-pane above four-pane with flower guard and tiny four-pane, over four-pane and door, with large laylight to basement, but no railing, and No.11 has four-pane at each floor, with railed basement area. First floor platband carries inscription `SOUTHCOT-PLACE¿ in fine Roman lettering at far left end, and continuous flat cornice with blocking course and parapet. Rear also ashlar, with cornice and parapet, each house with one window, but various inserts, many twelve-pane or margin pane sashes, and with dropped sash to staircase. Nos 3, 8 and 10 have small flat roofed extensions. Double gabled east end plain.
INTERIORS: Not inspected. No.3 recorded by Bath Preservation Trust Interiors Survey, reports survival of stone stair with mahogany hand rail; good plasterwork including reeded cornices, reeded arch to hall; chimneypieces with cast iron grates and painted wooden surrounds. No.5 similarly recorded by BPT: four-flight stone stair, similar reeded decoration as No.3, with lozenges at corners of door cases; ceiling to drawing room with foliate and vine decoration; basement kitchen retains copper. No.6: similarly recorded by BPT: similar features survive as noted above. No.8: similarly recorded by BPT: similar features survive as noted above. No.9: similarly recorded by BPT: interior similar to above survives in good condition with grey marble chimneypieces and plasterwork (as elsewhere in terrace).
