Terrace of 8 houses and shops, now bank, shops and offices.
c1818-1830 with later additions and alterations, including
mid-late C20 shop fronts and Royal Priors shopping centre
incorporating two dwellings to right (Nos 45 & 47) and with
portico between of 1985-87. Pinkish-brown brick with painted
stucco facades, concealed roof and cast-iron dressings.
EXTERIOR: 4 storeys, 25-window range arranged 3:7:6:6:3, the
centre and outer bays project.
Ground floor of left bay has vermiculated quoins. First floor:
tall 6/9 sashes throughout with plain reveals; those 4 to left
each with pulvinate frieze and cornice; those 6 to centre each
with frieze and cornice; those 3 to right with cornices. Blind
boxes to windows 8-16. Second floor has 6/6 sashes throughout
with moulded surround, except window 6 is blocked; continuous
tooled sill band to 4 left windows, otherwise sills. Above
left 4 windows a dentil frieze, otherwise stepped frieze;
cornice; sill band interrupted by windows.
Third floor has 3/6 sashes throughout, plain reveals, tooled
surrounds. Cornice, low parapet, copings. Ground floor has
some horizontal rustication. Entrance to No.35: roll-edged
step to part-glazed door with fanlight with decorative glazing
bars, between pilasters with incised decoration. Otherwise
glazed shop fronts. Tall ridge stacks between dwellings.
Continuous balcony to first floor, from Nos 35-41 has
anthemion-and-scroll motif balustrade.
Left return: 4 storeys, 2 first-floor windows. Rusticated
ground floor has 3 round-arched openings with door to left,
otherwise plate glass. First and second floors have 6/6
sashes, sills to first floor, plain reveals and tooled
surrounds; continuous cornice acts as sill to second floor.
Dentil cornice acts as sill to third floor, 3/6 sashes, plain
reveals and tooled surrounds. Cornice, low parapet, copings.
Rear has 6/6 and 3/6 sashes; No.43 has first-floor tripartite
window with 9/9 between 3/3 sashes, also a staircase window a
6/8 sash with radial glazing to head.
INTERIOR: staircase to left (No.33) has decorative balusters
and wreathed handrail. No.43 has dogleg staircase from first
to third floors with stick balusters; some tooled doorcases,
deep skirting boards and cornices.
HISTORICAL NOTE: originally Lillington Lane, it was renamed
Union Row c1809 and then Union Parade by 1814 and the Parade
in 1860. The lower section of road was laid out and built
c1810-18, whilst the upper section, east side was built
1824-1840.
